What are the barriers and opportunities for completion that impacted goal 1 in the last month?
This past month we met with the new executive director of the National Museum of Mexican Art. The Museum is a major cultural institution locally and citywide, and there are opportunities for collaboration as we seek to line up a cultural organization as anchor tenant at 18th & Peoria. In addition, we have another potential expansion at Casa Aztlan where we will be seeking a cultural institution to do programming in the building, if that acquisition materializes. The meeting generated ideas and additional potential connections. After some scheduling challenges, we are on track to set up a two-part field trip to see the Nancy Maldonado affordable apartments and a larger scale affordable LBBA project, potentially by Holsten development. These projects would include projects with ground floor cultural anchors & commercial tenants, apartments built to accommodate artist live/work situations, smaller scale and larger scale developments. CDOT has announced community meetings to craft a new plan for the El Paseo trail. PIHCO’s goal is to build our 18th & Peoria building on or adjacent to El Paseo Trail. El Paseo Community Garden, an important steward of greenspace along part of what will be El Paseo Trail, is a formal partner in the CDOT community engagement process and also a potential anchor tenant at PIHCO’s 18th & Peoria Building, where they hope to have a Trailhead Welcome Center and program for indoor and outdoor space. PIHCO residents and potentially project managers will participate in the CDOT neighborhood meetings.

Details regarding our contract with LBBA have been worked out. Contract will be finalized once details of the RFP at18th & Peoria are released. RFP expected to be released in mid-November.

The city just announced the launch of the Shared Equity Investment Program, which includes assistance for co-op share-loans and property acquisition assistance. These are excellent opportunities that could potentially apply to 18th/Peoria, Morgan St, and other potential projects PIHCO is working on. We also received confirmation that the RFP for 18th & Peoria will be released November 15th and are preparing to apply.
