No new developments this month. Main barrier to completion is that we are waiting for the Seller(s) to figure out whether they want to sell. We have offered an above-market price to one property; owner has said that is too low. Owner of 2nd property seems uninterested in selling. At some point early in 2025 we will pivot to another property–not adjacent to Morgan– though that is not our preference. We DO want to see an additional PIHCO acquisition happen with our CWB funding.

The city just announced the launch of the Shared Equity Investment Program, which includes assistance for co-op share-loans and property acquisition assistance. These are excellent opportunities that could potentially apply to 18th/Peoria, Morgan St, and other potential projects PIHCO is working on.
