We are working on finalizing our bylaws. Having to discuss it in two languages (english and spanish), to understand it, and to agree on the language are part of the reasons for slowness.

What are the barriers and opportunities for completion that you impacted goal 2 in the last month?
The comment from last month still applies: This goal is highly dependent on buying a building. Although we are impeded by lack of available buildings in Little Village and how quickly the ones that are in decent shape sell (often to developers), recently we have seen additional buildings come onto the market. Our biggest challenge right now is becoming pre-qualified so that when we find a building we are interested in we are able to move on it quickly.

We continue to look forward for the opportunity to apply for the DOH Shared Equity Investment Program and are working to be prepared to do so.

I enjoy the opportunity to touch base with other CWB participants and to learn about where others are in their process. It is a great opportunity to meet with other and form bonds.

What constraints or limitations with internal capacity is the organizarion experiencing related to its Pre-Development Project?
Two languages give us half the time and energy to do work.
What opportunities, if any, did the organization take advantage of related to its Pre-Development Project?
We purchased Zoom with language translation which, although not perfect, has been helpful. We have been maintaining and building our relationships with UHAB, CCLF and TRP which has been helping to make us feel more confident that the project will be able to go forward.

We now have working groups that are moving forward the work. The most active groups are the welcoming committee working group which is developing improved methods to welcome new community members to work with us on building the cooperative organization, the documents working group which is furthering the completion of our bylaws and occupancy agreements, and the institutional relationships working group which is furthering our relationships with our TAs and looking for new opportunities for developing relationships. We are also participating in meetings/get togethers with other cooperatives, which has been very helpful. We share resources and experiences with each other.
