What are the barriers and opportunities for completion that impacted goal 1 in the last month?
One of the biggest opportunities was the announcing of our upcoming info session, dated for July 15th. This is where people who would like to learn more about PIHCO and are interested in potentially owning a unit gather information and get involved in the work of building PIHCO. The organizing philosophy of PIHCO is that these potential members are the base unit that helps build projects that they themselves would want to live in. They will be organized to be included especially in participatory design, which we have done in the past with charrette style planning meetings in collaboration with architects at LBBA. Additionally, while not necessarily being a future PIHCO member, productive conversations have been had with the El Paseo Community Garden in which they solidified their support in the project and interest in becoming a potential cultural anchor tenant.

PIHCO was invited to meet with new leaders at DPD such as Hannah Jones to discuss our project, particularly around site acquisition at Juarez Driving School. The meeting garnered more questions than answers, and we are following up with a round 2 intake meeting with the department of housing. We’re also working more closely with Peter Landon at LBBA around crafting a strong proposal for an RFP for 18th & Peoria that is expected to be released in Q3.

What constraints or limitations with internal capacity is the organizarion experiencing related to its Pre-Development Project?
We are working with LBBA to configure their capacities and how to structure collaboration with PIHCO and others to formulate our proposal for the Q3 RFP. This may require a more formal contractual agreement.
What opportunities, if any, did the organization take advantage of related to its Pre-Development Project?
PIHCO took advantage of the channels of communications with local government, particularly DPD and the local alderman for support of our project. Additionally, in close conjunction with the alderman, PIHCO is exploring the potential acquisition of the building previously known as Casa Aztlan, a community center converted into market rate apartments. This included a site visit, and DPD has been discussing ways to potentially support that project.
