PIHCO has successfully established back and forth communication with the northern adjacent property regarding a sale. After offering a generous price range for our offer, the owner rebutted she was looking for something higher. We interpret this as a negotiating tactic, and consulting with the PIHCO members at the Morgan property will maintain our offer and wait it out. The owner of the southern property has still not formally responded to our letter, and our members interpret this as its own form of answer. Members still see and interact with the owner from time to time, so the status may change with time.

We discussed with our Morgan members the possibilities for interaction between the two adjacent properties should we be able to acquire it. This includes the possible inclusion of the new property into the Chicago Housing Land trust to mitigate property tax costs that make affordability a serious challenge.

What opportunities, if any, did the organization take advantage of related to its Pre-Development Project?

The biggest opportunity that presented itself were the bilateral communications between the north property owner and our project manager Docia Buffington. We made a strategic stance with our offer and are confident that the right opportunity may present itself with more time. We’ve also been engaged in conversation with the Chicago Housing Trust about incorporating the new property into the CHT.
