On June 28, 2024, The Chicago TREND Corporation closed on the Roseland Medical Center (RMC) in partnership with 52 community investors. • RMC is the sixth inclusively-owned shopping center in TREND’s portfolio, and the fourth in the Chicago region. • This project brings TREND’s community investor total to 382 • The 52 RMC community investors represent a diverse, multiracial coalition of individuals: 63% are African American, 40% are women, and 48% reside in the Chicago area. The average investment was $2,586.54. • TREND CDC looks forward to being a strong partner to local organizations and small businesses to advance community and economic development on the 111th Street commercial corridor. In addition to closing this deal, TREND CDC made progress on developing the RMC case study. The outline will be as follows: • Introduction: Overview of the project and TREND’s theory of change. • Narrative: Detailed process of acquiring the property, conducting due diligence, preparing the offering, and engaging investors. Description of why TREND chose to acquire the property. • Financial Analysis: Rent roll, project pro forma, net operating income (NOI), and community investor returns.
