We are moving along in this process. Our organizational structure is in the process of change to incorporate more community leadership into the process. Not having a building to focus on and to create excitement about is our main barrier.

This goal is highly dependent on buying a building. We are impeded by lack of available buildings in Little Village and how quickly the ones that are in decent shape sell. We know of one building that would be a good one to buy but it would take too much money to rehab, especially now when interest rates are so high.

We have done an excellent job finding potential support for very low income people to be part of the cooperative process (below 30% AMI) but less well at aiding people at the 30-60% AMI levels, who will have trouble with the monthly payments that we are projecting.

What constraints or limitations with internal capacity is the organizarion experiencing related to its Pre-Development Project?
Most of the participants have full time jobs in addition to working on this effort. If we were to find a building, activity levels would increase because a goal would be within reach.
What opportunities, if any, did the organization take advantage of related to its Pre-Development Project?
No new opportunities but the work on the by-laws continued and changes to our internal structure were made to allow for more leadership development among the participants.
