What are the barriers and opportunities for completion that impacted goal 1 in the last month?
This past month PIHCO hosted a field trip following up on our design charrettes of last year. We recruited artists, PIHCO members, and potential PIHCO members on tours of two artist production buildings led by artists leasing space at the Clocktower Manufacturing District and Bridgeport Arts Center. These field trips are a method of engaging with residents who may be potential PIHCO members to contribute to the design of the project. For this specific trip, one of the primary goals was to use the insight of artists in relation to the spaces they produce work in to inform how we should design the artist studio component of our 18th & Peoria project. We are currently working on organizing a subsequent field trip highlighting residential and commercial design. We’ve also been reaching out to artists in the area to interview them regarding their spaces and cataloging what their needs for a space are. There has been ongoing inflation of space rental prices that have made local artists precarious and in need of affordable working areas. The artists we’ve been interviewing are also potential future tenants, and we are designing the production space with them in mind.

Our field trip helped us gather information regarding the design of the artist production spaces, especially since we were joined by our architect Peter Landon of LBBA. Since then, we’ve had a subsequent meeting with him and another architect, Juan De La Mora, about formalizing our relationship and work towards a design for 18th & Peoria via a contract for various phases of the project. We expect to enter into a contract in the future, and will be amending our budget to fit with that contract.

What are the barriers and opportunities for completion that you impacted goal 3 in the last month?
We have scheduled a follow-up housing intake meeting with DOH to give them an update on the progress of our project thus far. This would be part two of our previous meeting with them last year. Our presentation and goals are similar to our previous meeting, which is to make the department aware of the scope of our project and our desire to submit to the 18th & Peoria RFP expected to be released this fall.

What constraints or limitations with internal capacity is the organizarion experiencing related to its Pre-Development Project?
There are certain limitations that we spent time this month ironing out, particularly between the two architects we want to work with Peter Landon and Juan De La Mora. Drafting a strong proposal for the RFP will take formalizing the relationship via contract. Additionally, we discussed Juan De La Mora’s interfacing with LBBA and scheduling to establish times in which he can come to the city from Mexico and potential virtual participation.
What opportunities, if any, did the organization take advantage of related to its Pre-Development Project?
Major opportunities in August include the activation of artists and potential PIHCO members via the field trip, talks of contracting with our architects, and confirmation of a follow-up meeting with DOH.
