Regarding anchor tenants, not having more certainty of the timeline in which the city will acquire the Juarez Driving School and thus be able to grant us that site makes extends to our two primary potential anchor tenants. As an opportunity, PIHCO will be working on putting together an info session where potential members are recruited.

The primary barrier for goal 3 has been the city’s planned acquisition of the Juarez Driving School site, which may require a local TIF proposal to be resolved before the funds the city intends to use to acquire the site are available. As a member of the 25th Ward Stakeholders, PIHCO is at the table to engage the broader community on this issue and help guide an inclusive process. There are potential opportunities for funding down the road, depending on political factors. The CCWBE group hosted representatives from the Department of Housing who presented on the proposed municipal bond offering to create more available funds towards housing. The topline item on the bond plan is a revolving fund used to pay for new development that will end up being owned by the city for the purposes of creating “social housing”, which our cooperative may be eligible for. It’s an exciting prospect that is in its early stages and currently going through a legislative process. Another opportunity is the LIHTC bids for the city’s QAP did not award anyone towards the 18th/Peoria site.
