This month PIHCO hosted its first public info session since the sale of our Oakley shares. More than 35 people gathered at our Oakley property and listened as PIHCO members presented on the mission of PIHCO, how PIHCO’s limited equity model works, the expansion plans we have for the future, and how potential members can get involved. The attendees represent a potential future membership of PIHCO and base of support for our efforts. At least 6 folks wanted to volunteer in the efforts to expand PIHCO. Ten potential future members filled out the PIHCO housing survey, which is a second step toward becoming aPIHCO member. We’ve also established arrangements to visit the Clocktower Industrial Complex which houses artist work spaces similar to the artist space component of our proposal. Many artists displaced from Pilsen have studios in the Clocktower building on Pershing Road This will be a follow-up from our design charrettes, where our architect, PIHCO members, potential members, potential artist studio tenants, and community artists will join together in a field trip to a space that will help inform the design of our project at 18th & Peoria. Objective will be to get on-the-spot input into what works and what doesn’t about various existing spaces.

This month PIHCO is taking advantage of a huge opportunity to work with Peter Landon of the architecture firm LBBA to concretize a pre-development design plan, especially to submit a strong application for the Q3 RFP that DOH is expected to announce regarding 18th & Peoria. This would involve collaboration with PIHCO’s members and potential members through interactive participation of the design. We’re in the process of finalizing a formal proposal structuring that work. We have also met with The Resurrection Project regarding our shared interest in the site at 18th & Peoria. It presents an opportunity to synchronize our proposals and ensure we are in alignment to work towards the collective goals of the community-crafted 18th & Peoria development framework. PIHCO’s objective in meeting with TRP was to explain our hopes for the Juarez Driving School site. In their prior submission, TRP had submitted a plan that did not include a building on that site. We met with Nick Anderson of Fern Hill regarding their application for an amendment to PD#1498. PIHCO stands to gain (or lose) $1.127M in assistance for 6 housing units based on what happens with that amendment. This could be another source of funding for 18th & Peoria or our Morgan Expansion

Not much has changed here from our last report, we are counting on this Q3 RFP as the opportunity to help secure the site at Juarez Driving Academy and further support from city government. We have submitted a multifamily intake form to DOH to set up a follow-up meeting with them regarding our project progress.

One of the primary limitations is having technical leadership on design and our formal application towards the RFP. We currently have a draft proposal with LBBA we are working with to help finalize a formal working relationship.
